Eagan is in northern Dakota County, just south of the Minnesota River, bordered by Mendota Heights, Inver Grove Heights, Apple Valley and Burnsville. The city grew explosively between the mid 1970s and the early 1990s on wooded, rolling ground, which produced a housing stock of two stories, splits and walkouts with more roof geometry than the flat first ring suburbs to the north. What goes wrong on Eagan roofs
Tree cover is the defining Eagan roof factor. Oak and maple drop enough litter to pack a valley solid by late autumn, and a packed valley holds water on the shingle at the coldest, most vulnerable part of the roof. Gutters fill, overflow runs behind the fascia, and the sheathing at the eave softens without anything showing indoors. Shaded north slopes stay damp all season, streak with algae, and freeze before the rest of the roof does. None of this is dramatic. All of it quietly removes years from a roof that would otherwise have been fine.
The second pattern is geometry. Eagan houses from the 1980s and 1990s tend to have multiple intersecting gables, a garage return tying into a two story wall, a walkout side, and often a deck or three season porch added later. The details that matter are step flashing laced into every course at those sidewalls, a kickout where the sidewall meets a gutter, and valleys with real overlap. A kickout left off is a common gap on this era of construction, and the symptom is not a ceiling stain. It is soft siding or peeling paint at the base of the wall with rot in the sheathing behind it.
Third is age clustering. A large share of Eagan sits on a roof laid in the late 1990s or early 2000s, which is the vintage with the least in reserve when weather arrives. Builder grade shingles from that period were rated for 25 or 30 years and Minnesota tends to shorten that, more so where the attic is poorly ventilated. On walkout and vaulted rooms, which Eagan has plenty of, poor ventilation is the norm rather than the exception.

National Weather Service storm reports for July 28, 2025 include a 60 mph gust measured at Minneapolis St. Paul International Airport just across the river and a tree down on Southview Boulevard in South St. Paul. On September 21, 2025 the NWS logged one inch hail north northeast of Inver Grove Heights, which borders Eagan, and one and three quarter inch hail just south southeast of South St. Paul.
Hail bands are narrow, so a measurement a mile away neither proves nor disproves damage on your roof. What matters is that hail is unpredictable at the level of a single house: the outcome depends on the size and hardness of the stones, the wind driving them, which shingle product is up there, how well it was installed and how old it is.
