Commercial Roofing for Blaine and North Metro Businesses

A commercial roof failure isn't a home repair, it's a business interruption. Water over inventory, drips in the customer area, a closed bay. Our commercial work is built around one priority: fix it right while you keep operating. Roofs R Us has handled flat, low-slope, and steep-slope commercial roofing across the Twin Cities since 2000, owner Luke Vogel started his career on flat roofs, multi-family buildings, and townhome complexes. We're local, licensed (#BC740619), and our office is ten minutes from most of the businesses we serve.

Commercial Repair: Small Leak Now or Big Problem Later

Flat and low-slope roofs fail quietly. A small membrane puncture or a failed flashing detail lets water travel along the deck and show up far from the source, by the time you see a ceiling tile stain, the insulation above it may already be soaked. Soaked insulation doesn't just leak; it kills your building's energy performance and adds load to the deck.

We diagnose the actual entry point, give you an itemized, price-locked repair plan, and schedule the work around your hours, early, late, or weekends when the job allows. Minimal disruption isn't a slogan; it's the scheduling conversation we start with.

Commercial Roof Replacement

When repair stops making financial sense, we'll show you the math rather than just tell you. A replacement with us includes a full assessment, tear-off or recover analysis (sometimes a recover is legitimate and saves you real money, we'll tell you when), and installation of a system matched to your building: membrane for flat sections, architectural shingle or steel for slopes.

Minnesota snow load and ponding are designed for, not discovered later.

Storm Damage on Commercial Property

Hail does not distinguish between a house and a building. When a storm hits your commercial property we run the same process we run on residential work: every roof section walked, full photo documentation of what we find, and an itemized estimate you can check line by line. On a commercial building the documentation standard is higher and the dollars are bigger, so the record matters more, not less.

What we do not do is the insurance side. Minnesota Statute 72B licenses public adjusters, and Minnesota Statute 325E.66 keeps residential contractors out of policy interpretation, coverage advice and claim adjusting. Neither of those is a residential-only idea, so we hold to the same line on commercial work: we answer construction questions, including at an adjuster visit if you want us there, and the claim stays with you, your broker and your carrier.

Preventive Maintenance Programs

The cheapest commercial roofing is the kind you maintain. We offer scheduled inspections, spring and fall, plus post-hail checks, with photo reports for your records. For property managers, that paper trail is worth having on file, whoever ends up asking for it.

Straight answers.

How often should a commercial roof be inspected?+

Twice a year minimum in Minnesota, after winter and before it, plus after any significant hail event.

How fast can you respond to an active leak?+

Call (612) 282-8092 and tell us what's happening. Active leaks over operating businesses go to the front of the line.

Do you work on commercial roofs after storm damage?+

Yes. We inspect every section, photograph what we find, write it up, and give you an itemized estimate, and we will attend an adjuster meeting to answer construction questions about the building. We do not file, negotiate or adjust the claim. Minnesota licenses public adjusters separately under chapter 72B, and we are not one.
