Those homes went up mostly from the late 1990s through the 2010s with steeper pitches, multiple gables, front to back valleys, and large uninterrupted planes. The builder grade shingles on the earliest of those homes are reaching the end now, and hail has usually helped them along. Complexity is what costs money on this stock: more valleys and more sidewall intersections mean more places a flashing detail can be skipped, and a skipped detail leaks quietly for years.

The third Blaine factor is wind. North of 125th and out around the National Sports Center the terrain is open, and gusts reach the roof edge with nothing to slow them. Creased and lifted tabs turn up on roofs nowhere near worn out, and creasing is deceptive damage: it does not leak the week it happens, it cracks through after a thaw and a hard freeze.
