Andover sits in the northwest corner of Anoka County, between Coon Rapids and the Rum River, and it is one of the few metro cities where the roof measurement still surprises people. Lots here run an acre or more, so houses spread out instead of stacking up. You get long rooflines, attached three car garages, walkout backs, and often a pole building or a detached shop behind the house. What goes wrong on Andover roofs

Most of Andover went up between the early 1980s and the mid 2000s, which puts a large share of the city on a second roof today. Builder shingles from that window were usually a three tab or an early architectural product carrying a 25 or 30 year rating, and Minnesota weather tends to shorten those numbers. The typical condition on a house of that vintage is a roof that still reads as acceptable from the driveway while the south and west slopes have gone brittle and thin on granule cover.

Roofline geometry is the second factor. Then there is the tree cover. Oak and pine on an acre lot is a real asset and a real maintenance load. Needles and leaves pack the valleys, hold moisture against the shingle, and choke gutters until water runs behind the fascia instead of down the downspout. Shaded north slopes stay damp, streak with algae, and freeze first. Add the vaulted ceilings so many of these homes have, where there is almost no attic to ventilate, and you get the classic Andover ice ridge over the garage return or the porch roof each January. The answer is rarely more shingles. It is intake air at the soffit, a clear channel to the ridge, and sealing the attic bypasses feeding warm air into the deck.

Andover has no downtown to break the wind. On open acreage a straight line gust hits the roof edge with nothing in front of it, which is how tabs get lifted and creased on roofs that are nowhere near worn out. National Weather Service storm reports for July 28, 2025 logged snapped trees just south of us in Coon Rapids and bent metal with broken branches along Highway 65 north of Blaine, which is the same wind field Andover sat under. Hail is the other one. A bruised shingle does not leak the week it is hit. It leaks a year later, after the fractured mat has been through a freeze and a thaw.

Wind and hail do different things to a roof, and on an acre lot both are worth a look. Whether a given hailstorm actually harms your shingles depends on the size and hardness of the stones, how hard the wind was driving them, which product is on the roof, how well it was fastened, and how old it is. Two houses on the same stretch of Crosstown Boulevard can come out of one storm differently.

Why do I get ice over the garage every winter but nowhere else?+

The garage return is normally the coldest, most poorly vented section on an Andover house, and it often sits under a heated bonus room or a vaulted ceiling with no real attic above it. Warm air escapes into that cavity, melts snow from underneath, and the meltwater refreezes at the cold overhang. Adding shingles will not stop it. Intake air, baffles and air sealing will.
