Roof Repair, Leaks & Inspections in the Twin Cities

Most roof leaks in Minnesota are not shingle failures. They are detail failures — a pipe boot whose rubber collar has cracked from UV, a step flashing at a wall that was never woven in correctly, a chimney counterflashing that has lost its sealant, a missing kick-out flashing dumping water behind siding, or a nail that backed out and left a hole under a shingle you cannot see. That matters because the fix, and the cost, are completely different from a replacement.

It also explains why water shows up where it does. Water travels along the underside of the deck, down a rafter, and drips several feet away from the actual entry point. A ceiling stain over the dining room can easily originate at a vent penetration near the ridge. Chasing the stain instead of tracing the path is the most common reason a repair gets done twice.

A real inspection is what separates guessing from knowing. Ours is a documented walk of the whole system: every slope for granule loss, bruising and lifted shingles; all penetrations and flashings; valleys; soft metals and gutter aprons; ridge and soffit ventilation; and the attic side for staining, damp sheathing, mold, and compressed insulation. It ends with photos, not opinions, so you can see what we saw. Twice a year is the right cadence in this climate — after the spring storm season and before winter — plus one after any significant hail or wind event.

When there is active water, the order is stabilize, diagnose, repair. Get a tarp or temporary patch on it and move belongings out of the way, document everything for insurance, then find the real entry point and repair the detail properly with new flashing, a new boot, or replacement shingles woven into the existing field rather than smeared with sealant. Roofing cement over a flashing problem is a delay, not a repair.

Skylights deserve their own mention. They are the single most common leak source on Minnesota roofs, and a 20-year-old unit reinstalled under a new roof will usually outlive its seals well before the shingles do — replacing during the roof job is almost always the cheaper path.
