Roof Replacement, Cost & Choosing a Contractor in Minnesota

A roof replacement is one of the largest single projects most Minnesota homeowners ever authorize, and almost all of the regret we hear about comes from the same two places: replacing at the wrong time, and hiring on price alone. Start with timing. Asphalt shingle roofs in this climate generally run 20 to 30 years for laminated products, less if ventilation is poor or the roof has taken hail. The signals that the end is near are specific rather than dramatic: granules collecting in the gutters, shingles curling or cupping at the edges, bare fiberglass mat showing through, repeated repairs in the same valley, sagging between rafters, and daylight or staining visible on the attic side of the deck. One missing shingle is a repair. Widespread granule loss across every south and west slope is not.

Cost is mostly geometry and layers, not the shingle wrapper. Square footage, pitch, number of valleys, dormers, chimneys and skylights, how many existing layers have to come off, whether the deck needs sheathing replaced, and how much ice-and-water shield code requires at the eaves — those move a bid far more than upgrading from a mid-grade to a premium shingle. Permits and a final municipal inspection are part of the job in essentially every metro city, and a contractor who skips the permit is transferring risk to you, not saving you money.

Then warranties, which are widely misread. The manufacturer covers the material. The contractor covers the workmanship — and the great majority of roof leaks are workmanship, not material defects. A full-system warranty from a certified installer covers both, but only if the whole system was installed to specification, which is exactly why manufacturer certification levels are worth checking.

Finally, financing. Most homeowners here pay through some combination of insurance proceeds after a storm, savings, and a monthly payment plan, and knowing which applies before you get bids keeps the conversation honest.
